## About
E J Studio is a Bristol based Architecture & Design practice, specialising in residential architecture and interiors for private clients. The practice was established in 2017 by Lizzie O'Neill who oversees each project and works closely with a small team of trusted freelancers, allowing for an approach that remains personal and flexible. Our aim is to provide a personalised design service that focuses on our Client's individual requirements, approaching each project with an open mind that allows for a collaborative process informed by brief, budget and timeframe. We are passionate about good quality, functional design that delivers above the every day norm and results in a transformation of space - whether that be a new-build house, building an extension or just the thoughtful reconfiguration of a home - to bring enjoyment and delight to our Clients. SERVICES: Architectural services at E J Studio are structured around the RIBA Plan of Work, which defines the key stages of the design and construction process for a project. These include: - Initial Consultation and Brief: A free initial consultation is carried out to discuss your project and visit the site. - Feasibility and Concept Design: Design options are explored (typically through hand sketches) alongside the development of your brief for the project. - Detailed Design and Planning Consent: The detailed design of the preferred option is further developed and CAD drawings and supporting information are produced prior to submitting application(s) for the necessary consents. - Technical Design, Tender & Building Regulations: Once planning permission has been granted, a detailed design package is produced which is sent out to builders for pricing. Drawings and information are also put together to make a Building Regulations application to the local council or an Approved Inspector. - Construction Once a builder has been chosen, additional construction information is produced, as required, and services can be provided to act as Contract Administrator whilst the project is on site, helping to inspect the quality and the value of the works throughout the build. Please get in touch if you would like any further information on services or fees, or to have a chat about your project!

## Before you hire an architect
_What to check when choosing this kind of trade (general guidance, not a claim about this business):_
- Only someone on the Architects Registration Board (ARB) register may legally call themselves an 'architect' in the UK. Ask for their ARB number and check it free at arb.org.uk. An 'architectural designer' or 'technologist' is a different, unregistered role (often capable, but not the same protection).
- Agree how they charge before any work starts (a percentage of the build cost, a fixed fee, or an hourly rate) and exactly which stages it covers (concept design, planning application, building-regulations drawings, work on site), so there are no surprises later.
- Confirm what they will actually handle versus what is excluded (the planning application, the building-control drawings, and whether they will administer the builder's contract on site), and get it, and a portfolio of similar projects, in writing.
- Ask to see a portfolio of completed work like yours, plus recent references you can contact.
- Check the credentials and registrations that matter for this work, and that they are current.
