A very small and easy job, with excellent access to the builder, was booked in! A leak was and still is causing substantial property damage. They/the boss at Alliance had assured me a representative would be around to 'have a look'. I e-mailed the number of the representative (who had phoned me, on request of 'his' boss), about an hour before he was due to turn up. Within a minute the phone wrang, saying in a voice even more amateurish than a cowboy builder from Minder that a cooling hose had just burst (it's not summer), in his van and that he wouldn't be with me until next Tuesday.WEEKWASTED

Check the TrustMark register
Never pay a large deposit up front. Agree a staged payment schedule tied to completed milestones, and hold a small retention until snagging is done.
Get it in writing: an itemised quote with scope, materials, start and finish dates, and how any changes (variations) will be priced.
Be wary of a cash-only price or pressure to start tomorrow. Both are red flags for an unaccountable job.
