Job: remove 4 rads / install 3 rads / replace copper pipe / repair stopcock Radiator work 10th June - 18th July. Worked on the stopcock in this time, mistakenly bought metric tap instead of imperial. Said he would get the correct part, then said there was too much water leaking and I should contact Southern Water to fix the outdoor stopcock. I did this and Southern Water came out, said the stopcock was not broken (it was fixed last year). Gave him this info but had no reply since 16th Aug. Chased 3 times to ask to complete work or refund that part of the job, have unfortunately been ignored.

I found this plumber on check a trade. He said he could do the job and give a quote. All photos and info was given as requested and he agreed upon receipt of this info to give a quote. This did not happen. He agreed to turn up at the property and the tenant was informed to be in at the date and time he set. On the morning of the agreed time and date, I repeatedly tried to call and text with no answer. He has not attended and let me down, causing inconvenience to myself and the tenant.

Approved plumbers on the free WaterSafe register are vetted, qualified to the water regulations and insured. Check they're listed, or find a WaterSafe-approved plumber near you.

Check the WaterSafe register
Agree the call-out fee, the hourly or fixed rate, and whether parts are charged on top, in writing, before an emergency plumber starts. Out-of-hours overcharging and 'while I'm here' add-ons are common complaints.
Be wary of a plumber who, on a first visit, says your whole system or boiler must be replaced. Get a second opinion and an itemised quote (parts and labour separately) before agreeing to major work.
Gas and boiler work is a separate, regulated trade, not general plumbing. Make sure anyone working on a gas appliance is specifically registered to do gas work, and ask to see that registration before they start.
