Peter produced a 30 page report providing me with a detailed assessment of the issues appertaining to this property. I chose Peter because he is independent and extremely well qualified and knowledgeable. He did not try to sell me products relating to the outcome of his assessment. He clearly identified the problems which needed to be addressed and suggested solutions to these problems. I would have no hesitation in using his services again should the need arise”
“Mr Mullan was commissioned to undertake an examination of spray foam roof insulation and prepare a detailed report on the loft insulation, the quality of the roof timbers and whether or not any remedial work was required and to categorise such work in terms of time horizon for completion. Mr Mullan's report was detailed, and structured for a householder review. The report was available several days after the examination and follow-up questions were responded promptly and supporting commentary was provided as necessary. In all, I recommend most highly Mr Mullan to undertake a foam insulation review and / or a damp report.”

I hired PM Independent Surveyors for a £450 Damp & Timber Survey. The report was prompt and detailed, diagnosing rising damp at a front bay window due to a bridged DPC and nitrate salts. The surveyor is a nice and personable man. Based on his survey, I paid for builders to carry out repairs and a chemical DPC injection. However, my builders later found a leaking stopcock in a shallow drain covered by loose gravel, 20cm from the bay window. While PM Independent Surveyors argues this diagnosis remains scientifically defensible due to the nitrates, I believe this localised leak was the primary cause of the damp. Had it been identified, the expensive chemical treatment might have been avoided in favour of plumbing repairs and removing the bridging render. Communication regarding this oversight has been difficult, as PM Independent Surveyors maintains that external plumbing is outside his scope. I found the investigation incomplete given the leak's proximity and accessibility. Ultimately, I am left out of pocket.

"We value your comments as customer service is our priority. For context, the property is a circa 1890 mid-terraced converted house with solid brick walls. My inspection identified evidence of rising dampness in certain brick walls characterised by a classic rising moisture profile and the presence of hygroscopic salts, including nitrates. Nitrates are a hallmark indicator of moisture originating from groundwater, as they are typically leached from the soil via capillary action. This was compounded by clear external bridging of the presumed original slate damp-proof course (DPC) due to a rendered plinth and high external ground levels relative to internal floors. While additional moisture from a leak could exacerbate visible dampness, it does not account for the diagnostic presence of nitrate salts. Mains water is essentially clean and low in ground-derived nitrates (typically <50 ppm, per UK water quality standards). For nitrates to be introduced solely via a leak, the water would nee

It was a roof inspection so I cannot upload a photo of the work which was a report. Peter Mullan was very helpful from my very first contact. He gave us a verbal report of the key points on the day of the survey followed by a lengthy written report.
Peter was very knowledgable and reassuring and all his communication pre and post visit was excellent. He provided us with a thorough report (including illustrative photos) and clear recommendations.

The report from P Mullan surveyor is excellent. It's very useful with a clear description of the issues and the methods of dealing with the damp. The report uses colour codes to indicate the seriousness of the issues. Strong recommend!

I am the leaseholder of a Council flat. Council as landlord sent its "Diagnostic Surveyors" and others on many visits to my property. They failed definitely to determine type and likely cause(s) of detrimental levels of damp in internal walls. I needed an independent survey. Was recommended this firm by a local RICS surveyor. Peter Mullan was friendly, professional and focused. Extensive range of diagnostic equipment, experience and knowledge. Council "surveyors" merely poked moisture meters in walls with little genuine analysis. Crucially, Peter took plaster samples and found nitrate salts. His report concluded rising damp (indicating likely structural, inherent, DPC etc defects). Report recommended remedial dampness & waterproofing works, including materials, approaches, techniques, options. I've used independent report to help make a case to landlord, which is responsible to make good defective building fabric & structure, pressing them to undertake remedial work at their own cost.
In addition to the comprehensive report, Peter generously shared his expertise during his visit to help us understand the recommended changes needed. We were left confident we could resolve our damp problem, and have no hesitation in recommending Peter to anyone looking for an independent opinion to resolve their damp problem.
Peter is a hidden gem and I highly recommend him as a surveyor, the the point of first contacting him he was professional and polite. He was able to accomodate the exact date I needed for a timber and damp survey on my house which is tenanted. He turned up as promised and I had the report just 2 days later which will be invaluable for selling my house! I felt he was very competitively priced as well and some of the bigger companies could learn a lot from him, an incredibly professional person who sticks to his word. Thank you Peter!
